When relative with an estate passes away. An appraisal is a key component in finding the estates worth of the person who has passed. Obtaining a DOD (Date of Death) Appraisal after a relative/loved one has passed is incredibly important as this allows for a step-up in tax basis. Meaning, the IRS tax code allows for a property and/or properties original cost basis to be raised to a more current and typically higher price which minimizes the capital gains owed on the property and/or properties in the estate if sold at a later date. If a DOD Appraisal is not obtained after a relatives passing the capital gains taxes owed would be substantial. Also, at IdaHome Appraisal we know how difficult it is to lose a loved one. Natural and unexpected disasters can leave communities devastated and properties damaged. Earthquakes, wildfires, extreme rain and flooding, high winds, are heavy snow damage are not uncommon. Post-disaster inspections (or FEMA inspections) provide a necessary layer of protection for lenders. Oftentimes, an appraisal is completed on a property, then a storm may occur. Even though an appraisal was just completed, an inspection must be ordered to ensure the property has not been damaged.

Whether you’re a homeowner selling your property for sale by owner (FSBO) or a realtor trying to establish a fair market list price, it’s often difficult to have an unbiased opinion of your home’s value. It is very common for homeowners and realtors to rely on appraisers for assistance when establishing a fair market value for their home. That’s where IdaHome Appraisal, Inc comes in. We have a long history of working with homeowners trying to sell their own home, as well as realtors needing additional support for their listings (or to prove to their clients the true market value of a property).

Mortgage insurance, no matter what kind, protects the lender-not you! Typically, borrowers making a down payment of less than 20 percent of the purchase price of the home will need to pay for private mortgage insurance. Mortgage insurance also is typically required on FHA and USDA loans.Mortgage insurance lowers the risk to the lender making the loan to you, so you can qualify for a loan that you might not otherwise be able to get. But, it increases the cost of your loan. If you are required to pay mortgage insurance, it will be included in the total monthly payment that you make to your lender, your costs at closing, or both.

A FHA loan is a loan insured by the Federal Housing Administration (FHA). If you default on the loan and your house isn’t worth enough to fully repay the debt through a foreclosure sale, the FHA will compensate the lender for the loss. The PMI insurance is a large cost to the homeowner. These loans are sometimes favorable to owners who have fewer funds to put as a down payment, closing cost and additional cost can be bundled into the loan. They are typically available to buyers with lower FICO scores allowing some buyers more flexibility in purchasing a home.

When you apply for a home loan, you can apply for a government-backed loan (such as an FHA or VA loan) or a conventional loan, which is not insured or guaranteed by the federal government. This means that, unlike federally insured loans, conventional loans carry no guarantees for the lender if you fail to repay the loan. For this reason, if you make less than a 20% down payment on the property, you’ll have to pay for private mortgage insurance (PMI) when you get a conventional loan. (If you default on the loan, the mortgage insurance company makes sure the lender is paid in full.) The fees for conventional loans typically have less cost to the borrowers.

However, if after discussing your assessment with your local taxing authority you still feel as though your property has been overvalued, a professional, independent, third-party appraiser is often your best bet in proving your case. I had a question about the appraisal process so I reached out to Josh for guidance and I’m glad I did because he was extremely knowledgeable, professional and answered all my questions. I would recommend Josh every time.

Idahome Appraisal a step above the rest!! Not only did Josh get back to me in less than a day. He walked me through the appraisal process step by step. I'm a mom and I'm super busy and don't understand a lot about real estate. But josh help me understand what I needed to do and how the process work. He's the guy to go too in my opinion. Josh was competent articulate and helpful. He's the guy in my opinion.

I recently needed to refinance my property. My lender told me that I would need an appraisal. In a few days I was contacted by Idahome Appraisal and we made arrangements for the appraisal. Josh Darrow came out to the property and asked me a number of questions regarding the property. He was very personable and seemed very knowledgeable. I received the appraisal in a timely manner and was happy with the results. We were able to proceed with the refinance without any problems. I was very pleased with Josh Darrow of Idahome Appraisal and would use him if I needed to refinance again.

I have had appraisals done in the past by other appraisers, however, I have never dealt with anyone as professional and courteous as Josh. He was very prompt to return my emails. He was able to complete the inspection the same day and had the appraisal back to me 2 days later. What a turn around! He is very knowledgeable in what he does. For those reasons and others, I highly recommend him!
